NEW HOMES MONTH

Various members have been appointed to multiple National Association of Home Builders (NAHB) Committees for the 2026 NAHB year. We appreciate their commitment to their membership at the national level! These groups meet during the Spring and Fall Leadership Meetings and at the International Builders’ Show (IBS) to discuss legislative and regulatory news, business updates, economic and design trends and other issues of importance to the membership and to the industry. Their role is to make informed recommendations to the NAHB Board of Directors on matters of policy.

April is New Homes Month which can be celebrated by visiting your local’s Parade of Homes! This is a great opportunity to support our builders, see what they have been working on, and check out the latest trends in the industry. The Western Area Builders Association's Spring Parade of Homes will be held on April 18, 2026. Visit westernndbuilders.com for more information. The Bismarck-Mandan HBA’s Spring Parade of Homes will take place May 14-17. Visit bismanparade.com for more information. The BIA of the Red River Valley’s Spring Parade of Homes will be held the first two weekends in May + Mondays, May 2-4 and May 9-11. Visit paradefm.com for more information.

SkillsUSA is a student organization committed to building the skilled workforce our nation depends on. Invest your time in judging leadership or skills-based contests at the State Leadership & Skills Conference on April 20 at the North Dakota State College of Science in Wahpeton. This event showcases the best career and technical education (CTE) students. The philosophy is to reward students for excellence, involve the industry in directly evaluating student performance and to keep training relevant to employer needs.

A recent court decision in a case brought by NAHB and 15 states challenging federal energy code mandates is a major win for members and housing affordability. The U.S. District Court for the Eastern District of Texas ruling prevents the HUD & USDA from implementing their final determination to impose the 2021 IECC & the 2019 ASHRARE 90.1 standard on certain single-family and multifamily housing programs. Studies show that HUD & USDA’s final determination to adopt these energy efficiency standards will add between $9,600 & $21,400 to the price of a new home depending on the climate zone. The payback period for these added investments can stretch as long as 90 years.

2026 NAHB & NDAB Dates

WOMEN IN CONSTRUCTION

We just returned from the 2026 International Builders’ Show and this was the final show in Orlando for the foreseeable future. The annual Area 10 (ND, SD, WI, MN, IA) reception was at the Hyatt Regency where all members and student chapters were invited. Other events included the BUILD-PAC parties, Opening Ceremonies featuring Emmitt Smith, and the Brothers Osborne Closing Concert. Teams from NDSU and NDSCS competed in the NAHB Student Chapter competitions and NDSCS took first-place in the Associates program category! Mark your calendar for IBS 2027 (February 2-4) where it will be back in Las Vegas.

On February 9, the US House of Representatives approved the Housing for the 21st Century Act, a major bipartisan housing package that takes much-needed steps toward addressing our nation’s critical lack of housing. The legislation contains key provisions related to land-use and zoning, regulatory reforms and financing tools. It is the House response to the ROAD to Housing Act, separate legislation passed by the Senate last fall that includes favorable provisions aimed at eliminating regulatory barriers and promoting pro-growth housing policies. NAHB will continue to work with Republican and Democratic lawmakers in both chambers of Congress to pass a bicameral, bipartisan major housing package that reduces regulatory barriers and removes obstacles to help builders build more attainable, affordable housing.

Our spring meetings and social will be held at the end of the month! The NDAB Spring Board Meeting will take place in Bismarck on March 31, and the BUILD-PAC Social will be that evening at X-Golf. Head to our website www.ndbuild.com/events to sign-up for the social. All proceeds will benefit BUILD-PAC, NAHB’s bipartisan political arm, which helps elect pro-housing, pro-business candidates to federal office.

Reminder that our Summer Social and Summer Board Meeting will be in Medora on August 4, and our Fall Board Meeting and Annual Banquet/Annual Meeting of the Members in Minot on November 3.

March is Women’s History month, which incorporates National Women in Construction Week early in the month (March 1-7). North Dakota currently has two Professional Women in Building Councils which includes the Bismarck-Mandan Professional Women in Building Council (established in 2020) and the Building Industry Association of the Red River Valley Professional Women in Building Council (established in 2024). Both councils represent women who are actively involved in all aspects of the building industry as business owners, marketing experts, interior designers, realtors, banking professionals, etc.

NDAB Summer Social and Meetings: August 4 (Medora)

NAHB Fall Leadership Meetings: October 6-8 (Detroit, MI)

Q4'25 NDAB PRESIDENT QUARTERLY UPDATE

Hello NDAB members,

First and foremost, I want to thank Brittney for her help this past year as our CEO. She makes life so much easier for us on the executive board. I think all the board members would agree.

Next, I want to thank all the members for their faith and supporting me as your state president. It is an honor representing all of you. Time has a way of slipping away for all of us as this term comes to a close for me.

Being a part of the building industry and seeing firsthand how our advocacy in government is important to protect affordable housing. Tracking legislation at the federal, state and local levels helps to ensure expensive regulations don't hinder housing.

I hope everyone stays involved at any level and participates. From board seats to committees, your help is appreciated more than you could imagine.

Though I will be stepping down as your president, I will still be a part of this awesome association.

Thanks again and I hope to see everyone soon.

Bob Horab

SPIKE APPRECIATION MONTH

November is Spike Appreciation Month! Do you know what the SPIKE Club is?! This is NAHB’s most valuable tool for recruitment and retention.
CAREERS IN CONSTRUCTION MONTH

October is Careers in Construction Month! This month, please help raise awareness of the well-paying jobs that are available in the home building and related trade professions. The home building industry offers strong earning potential. Half of all construction workers earn more than $60,320, compared to the U.S. median wage of $49,500. As many construction workers near retirement, more than 245,000 residential building jobs are open each month. Career and Technical Education students are well positioned to fill this gap. Workforce development is vital to help shape the next generation of builders! Thank you to Governor Armstrong who has officially declared October as Careers in Construction Month in North Dakota!

Q3'25 NDAB PRESIDENT QUARTERLY UPDATE

Hello NDAB Members,

Is it just me or does time seem to accelerate as we grow older? It seems like yesterday spring was just making its way to ND, now kids are back in school, campers and boats are getting winterized, and how are we going to get those projects enclosed so we can work through the winter inside? There is the theory that with experience, one becomes more efficient? Not so sure in my case because every year my to-do list gets longer preparing for winter. I guess it's part of living in the great state of ND....BULLY!!!

I want to say thank you to all who attended our summer NDAB meeting in Minot. It was a pretty good turnout and thank you MAB for hosting us. As always Brittney had our meetings well organized with the business side of the meetings to our guest speakers. It is very interesting for me to hear what projects are being proposed across the state as I attend several of the local events. I feel fortunate to live in the state we do in regard to the abundance of work available to our members. Federal defense projects such as the Sentinel project in and around Minot will be a huge boost to the north central part of our state. But supplies may come from several cities beyond Minot, so watch for those bid openings!

On another note, be aware of how zoning regulations in your local areas may be impacted by the new surge in data centers being proposed. Stay involved with your local associations to stay educated and informed of changes which may impact your business or development properties. As with any large projects like these, they can come with positive or negative consequences so stay informed!

IBS 2026 registration is live now for Orlando! Several have already registered, and rooms fill quickly. So, if you're planning to attend, don't hesitate.

Lastly, time is one thing we cannot reverse, though it is a precious commodity, don't cut corners to save time in exchange for safety! Those projects always find a way to get completed. Stay focused and safe so you can return home each day to those who support and love you most....your families!!! God Bless.

Sincerely,

Bob Horab

ASSOCIATE MEMBER APPRECIATION MONTH

The North Dakota Association of Builders would like to celebrate and recognize our invaluable Associate Members! In 1981 the National Association of Home Builders designated September as Associate Member Appreciation Month and since then September has become our time to celebrate the contributions our Associate members make to our industry every day. These members constitute approximately two-thirds of NAHB’s membership. Associates provide the support, trade skills and materials that every housing professional needs to do business every day. Thank you, Associates!

Various Executive Officers and staff across the state attended NAHB’s Association Management Conference in Atlanta, August 19-21. We all had a great time learning from our peers from across the country and connecting with one another to gain insight on supporting our membership throughout North Dakota. NAHB’s Fall Leadership Meetings will take place in Denver on November 17-19, and the meetings will be held at the Hyatt Regency Denver.

Registration is now open for the 2026 International Builders’ Show® (IBS). The show will take place in Orlando for the “final” time on February 17-19.
NDAB HEADS TO DC

With summer being the busiest time of the year for our members, we hope you are still able to enjoy the next few months with friends and family amidst your working hours. Stay safe and cool in the heat!

Various NDAB members and association staff recently traveled to Washington, D.C. for the National Association of Home Builders Spring Leadership Meetings and Legislative Conference. We had a productive week of NAHB meetings which includes the Leadership Council meeting where our state’s National Delegates vote and act as the voice of the home building industry.

NAHB’s Legislative Conference took place on June 11 where over 1,000 NAHB members gathered on Capitol Hill. Our group met with our North Dakota delegation which included Senator Hoeven, Congresswoman Fedorchak and Senator Cramer. Various issues were discussed including energy codes, tax policy, lumber tariffs, and workforce development. Continuing conversations with members of Congress is vital to our organization and the home-building industry. Thank you to those who took the time to come to Washington, D.C. to be the voices of NDAB on behalf of our members!

Have you logged into the National Association of Home Builders (NAHB) website to create an account? All members can start utilizing NAHB’s resources by following three quick steps to set up a login by using their NAHB pin. You can access various member benefits including NAHB Member Savings, educational opportunities, connecting with other NAHB Members, registering for NAHB events, and more! Head to www.nahb.org/register to complete the registration form now. Need your member PIN?
Q2'25 NDAB PRESIDENT QUARTERLY UPDATE

Hello Members,

I hope your summer has been going well. School is out and graduations are behind us. Time to make plans for an amazing summer vacation.

I attended a BIA member event in Fargo on April 10th. There was great attendance, and I appreciated the opportunity to be a part of the evening. A lot of great food and socializing was enjoyed by all.

The month of May took me to an event in Bismarck, which marked my 5th local association event to attend since becoming state president last November! I have felt welcome at all the events I have attended across the state. Hopefully I can make an event in Dickinson this summer!

NDAB had delegation attend the legislative conference in Washington, DC. Unfortunately, I could not attend but we had great representation. Please watch for a report from Brittney regarding this event.

I hope to see a good turnout for our summer BUILD-PAC Social in Minot. You can register at any time. Our fall meetings will be held in Grand Forks on November 4-5. Be sure to save the date!

As always, thank you for your continued membership and support! Without it, we could not advocate on your behalf.

Sincerely,

Bob Horab

NATIONAL HOMEOWNERSHIP MONTH

Homeownership is the foundation of the American Dream! The North Dakota Association of Builders and the home building industry celebrate this by recognizing June as National Homeownership Month. Headlines across the country are highlighting the challenge of housing affordability. According to the National Association of Home Builders (NAHB) estimates, 70% (94 million) of U.S. households cannot afford a $400,000 home. The estimated median-priced new home is $460,000 in 2025. In response, members of the residential construction industry continue to advocate for housing policies that will improve affordability in our state.

The homeownership rate declined to 65.1% in the first quarter of 2025, the lowest level since the first quarter of 2020, according to the Census’s Housing Vacancy Survey (HVS). Compared to the peak of 69.2% in 2004, the homeownership rate is 4.1 percentage points lower and remains below the 25-year average rate of 66.3%. There is no single solution to addressing the housing shortfall and making homes more affordable. A complex equation involving labor and materials prices; interest rates and financing costs; federal, state, and local regulations; density and growth restrictions; and supply and demand are among many factors that determine housing costs.

Despite the competitive pay, the residential construction industry continues to experience labor shortages, which leads to higher home building costs and construction delays. Alleviating regulatory burdens and making sustained investments in workforce development are a snapshot of several issues our association and NAHB are advocating to make the dream of homeownership a reality!

Registration is now live for our BUILD-PAC Summer Social! Head to our website www.ndbuild.com/events to register. National Association of Home Builders (NAHB) Assistant Vice President of Government Affairs, Heather Voorman, will be our special guest. Committee meetings and the Summer Social/BUILD-PAC event will be held on Tuesday, July 29 and the Summer Board meeting will take place the morning of Wednesday, July 30.

The 69th Legislative Session adjourned on May 3. NDAB, which includes our lobbyist Lisa Feldner with Integrity Public Affairs, had a presence at the ND State Capitol Building every day while the legislature was in session. The NDAB Government Affairs Committee met weekly to discuss important bills related to our industry. NDAB’s Top Ten Bills from the session is now live on our website.

With the summer season upon us, golf tournaments are about to be in full swing! Don’t forget to register for your local golf event.
NATIONAL HOME REMODELING MONTH

As thousands of homeowners take on home remodeling projects this spring, we celebrate May as National Home Remodeling Month! Increasing home value, completing needed maintenance and improving energy-efficiency are just some of the reasons many are choosing to remodel instead of purchasing new homes. The number of existing housing units in the United States exceeds 143 million, and American households spent approximately $480 billion over the last four quarters on maintaining and improving their homes.

Remodeler members! On April 21st, the NAHB survey team emailed residential remodelers a link to the 2025 Remodelers’ Cost of Doing Business Survey. This confidential survey measures the impact of increased costs on remodelers’ profitability. Aggregated results will be published in the next edition of the Remodelers’ Cost of Doing Business Study. Remodelers who participate in the survey will receive a free electronic copy of the study. To receive a confidential link to the survey, please email Rose Quint (rquint@nahb.org), NAHB’s AVP for Survey Research.

Q1'25 NDAB PRESIDENT QUARTERLY UPDATE

Hello Members,

I hope everyone is enjoying the warmer weather and with it comes lots of projects as well! Since taking my seat as President, I have had the privilege to travel to Minot in December to swear in their new board at an event which was held at the gun club. Many members were in attendance; networking and enjoying the evening. Awards, games, prizes and food gave members a fun filled evening. I was also invited to the Grand Forks Installation event in January. It was an honor to swear in their new board also. A chili cook-off was the held with several to cast a vote of your favorite. Awards were presented and an introduction to curling was available to anyone who wished to get on the ice. It is truly a privilege to travel across the state to attend local associations and spend some time with their members. Thank you for the invitations!

February took us to Bismarck for our spring meetings and legislative social. NDAB and NDAR again partnered to host this event which is held when our state senators and representatives are in session. It gives us an opportunity to show our appreciation of their work and express our stance on bills being tracked which may impact our members. The following day we had a state board meeting with a couple guests making presentations. Once concluded we headed to the Capitol for a meeting with Attorney General Drew Wrigley. We also met with Department of Commerce Commissioner Chris Schilken. We are very fortunate to have access to our government officials and this is something we should never take for granted. Thank you to all who choose to serve the public. Regardless of what level you serve, it can be a thankless position, but hopefully it is for the betterment of your communities. Thank you!

Our government affairs committee has had weekly calls tracking bills and submitting testimony when needed. Lisa Feldner is our lobbyist and is a seasoned veteran. Fortunately, she also works with the REALTORS® where many bills align with our stance in regard to housing.

Vegas was our next stop for the International Builders’ Show and NAHB meetings. North Dakota had a great group representing us. With so much to see and do, it was considered a huge success by NAHB leadership. A record 1.2M sqft. of vendors showing their wares along with countless meetings and educational sessions to attend.

Thursday morning was NAHB Meeting of the Members, this was Carl Harris’s last meeting as NAHB’s Chairman. I truly appreciate his visit to Williston to swear myself in as state president last November. Buddy Hughes fills the role as Chairman of NAHB for 2025 and he will be coming to Grand Forks in November for our Annual Banquet. This is a great opportunity to meet those at national level. Reports were given by NAHB President & CEO, James Tobin and Chief Economist, Rob Dietz, PhD. These are always informative especially with many drivers related to housing. Tariffs, interest rates and supply chains were just some of the topics discussed. Secretary of HUD, Scott Turner, was guest speaker during this meeting and his energy was incredible. Hopefully his strong leadership will be of great benefit to the housing industry.

I want to thank all you for your membership and encourage you to get involved with your local, state or national level! Our industry is very important to the economy and your businesses. I also need to thank Brittney for all she does on behalf of myself and you, our members. Please watch her emails for upcoming events. Participation is what keeps NDAB alive and advocating on your behalf for housing.

Thank you and stay safe!

Bob Horab

2025 NDAB President

2024 FALL EVENTS RECAP

The holidays are right around the corner, which is a great time to reflect on our member accomplishments from the past year. We look forward to 2025 with what the association can achieve in the new year!

NDAB had a busy November with our fall events in Williston. The week started out on Veterans Day with a BUILD-PAC event where we hosted a “Bourbon and Bullets” class taught by the Bismarck Bourbon Baron, Scott Meske, along with a social and silent auction. NAHB’s Chairman of the Board, Carl Harris, was in attendance throughout the week for our events and meetings. We were so happy to have Carl back in North Dakota!

Day two began with committee meetings and ended with our Annual Banquet at McCody Concrete. Thank you to Williston Mayor Klug for stopping by our event! We began our program by thanking our top 2024 PAC Contributors and Lifetime Spike Club members.

Our 2024 Award winners were announced which included Builder of the Year (David Reid, Radiant Homes, BIA-RRV), Associate of the Year (Joyce Balstad, Syverson Tile & Stone, BIA-RRV), BEAM (Joe Hillerson, Boulder Homes, BMHBA), and the Member Recruitment Award (Forx Builders Association, Executive Officer Katie Boespflug). Congrats to our winners!

We were lucky to have former Carl Harris do the installation of our 2025 Board of Directors and our 2025 President, Bob Horab (McCody Concrete). The evening included music from Gettin’ Outta Dodge, great food from Pit 105, and a silent auction with proceeds benefiting the NDAB Scholarship Fund and NDAB-PAC.

The events came to an end with our fall board meeting on day three. We want to thank everyone for making the trip to Williston! A special thank you to the Western Area Builders Association (EO Sabrina Ramey) and the team at McCody Concrete for hosting us and assistance with planning, decorating, and helping to ensure our meetings & banquet ran smoothly.

I would like to thank our outgoing NDAB board members from 2024, Joe Vetter & Rory Anderson (BMHBA), David Reid (BIA-RRV), Jim Sandbeck (FORX), Casey Schriock & Marie Hallof (MAB), and Lisa Patton & Tom Freeman (WABA). Thank you for sacrificing time away from your business and family to support the association.

Don’t forget to register for the 2025 International Builders’ Show! The show will take place in Las Vegas on February 25-27. Take advantage of early registration by January 10th. Go to www.buildersshow.com to register.

Q3'24 NDAB PRESIDENT QUARTERLY UPDATE

Greetings to all the great NDAB members out there!

Summer has gone way too fast, and it seems like there is never enough time to take in all the fun activities. I’m hoping everyone had the opportunity to do a few fun things this season!

We had our summer meeting in Grand Forks on the 30th and 31st of July. Our committee meetings and board meetings were well attended. We had a great BUILD-PAC fundraiser at the Eagles Club in East Grand forks and many great prizes and silent auction items were given away. I am now the proud owner of a set of NDAB cornhole boards that came with some very nice red, white and blue bags! Alicia Huey, NAHB’s Immediate Past Chairman, was there to join in the festivities and we found out she's pretty competitive when it comes to cornhole.

A few of our members will be attending the Fall NAHB meeting in San Antonio, Texas the first week of October. This should be a great week of meetings and events!

I'm wondering where the time has gone this year serving as your state President. Before we begin the final quarter of 2024, I wanted to thank each and every one of the members that have given me the opportunity to serve in this position. It has been a great privilege.

I hope the rest of your year is the best.

Remember to go out and vote!

Sincerely,

Tom Spaeth

NAHB LEGISLATIVE CONFERENCE - WASHINGTON, D.C.

Summer is officially in full swing! With this being the busiest time of the year for our members, we hope you are still able to enjoy the summer months with friends and family amidst your working hours. Stay safe and cool out there!

BUILD-PAC held their annual parties for Capitol, Platinum, and Gold Key Club members. The parties were held at the Nationals Park Baseball Stadium.

NAHB’s Legislative Conference took place on June 12th where our members gathered on Capitol Hill for meetings with our North Dakota delegation which included Senator Hoeven, Congressman Armstrong’s staff, and Senator Cramer’s staff. Various issues were discussed including lumber tariffs, energy codes, transformer shortages, and workforce development. Continuing conversations with members of Congress is vital to our organization and the home-building industry. Thank you to those who took the time to come to Washington, D.C. to be the voices of NDAB on behalf of our members!

The NDAB Board of Directors voted earlier this year to oppose the initiated ballot measure circulating to eliminate property taxes in North Dakota. NDAB is part of the statewide coalition, Keep It Local, a diverse group spanning various political ideologies and community interests. The coalition launched on June 20th. We do think there needs to be property tax reform, but we don’t believe this proposed measure would accomplish this. Please follow keepitlocalnd.org for more information.

Our summer events are right around the corner! The BUILD-PAC Sumer Social will take place the evening of July 30th at the Eagles Club in East Grand Forks and the Summer Board Meeting will be held at the Olive Ann Hotel in Grand Forks. Special Guest, NAHB’s Immediate Past Chairman of the Board Alicia Huey, will be in attendance for both the social and our board meeting. All proceeds will benefit BUILD-PAC, NAHB’s bipartisan political arm, which helps elect pro-housing, pro-business candidates to federal office. If you haven’t registered yet, go to ndbuild.com/event-5711410 to sign up!

NDAB Summer Social/BUILD-PAC Event & Meetings: July 30-31 (Grand Forks)

JUNE IS NATIONAL HOMEOWNERSHIP MONTH

Homeownership is the foundation of the American Dream! The North Dakota Association of Builders and the home building industry celebrates this by recognizing June as National Homeownership Month. Headlines across the country are highlighting the challenge of housing affordability. According to estimates from NAHB, more than three out of four (76.9%) U.S. households cannot afford a median-priced new home. In response, members of the residential construction industry continue to advocate for housing policies that will improve affordability in our state.

Nearly two-thirds (65%) of Americans own their homes and millions more aspire to become homeowners. Now more than ever, builders in our state are speaking up about housing affordability challenges so more families can have a place to call their own. With a nationwide shortage of 1.5 million housing units, the lack of homes is the primary cause of growing housing affordability challenges.

There is no single solution to addressing the housing shortfall and making homes more affordable. A complex equation involving labor and materials prices; interest rates and financing costs; federal, state, and local regulations; density and growth restrictions; and supply and demand are among many factors that determine housing costs. The effort requires comprehensive strategies and a variety of tools that can be used alone or in combination to reduce costs, boost supply, and empower aspiring home buyers in our state.

Another approach to solving our community's housing affordability crisis is investing in skilled trades training.

With the summer season upon us, golf tournaments are about to be in full swing! Don’t forget to register for your local golf event. First up, is the WABA Golf Scramble on June 14th at the Eagle Ridge Golf Course, followed by the BMHBA Golf Tourney on July 9th at Hawktree. MAB will host their Birdie with the Builders event on July 15th at the Minot Country Club and on July 18th, the BIA will have their first golf tournament of the summer at the Hawley Golf Course. Their 2nd golf outing will also be in Hawley on August 15th. The summer concludes with the DABA Golf Scramble on September 5th at Heart River Golf Course and the FORX Golf Tournament on September 12th at Valley Golf Course in East Grand Forks.

Q4'23 NDAB PRESIDENT QUARTERLY UPDATE

It is hard to believe that 2023 has come and gone and my time as President of the North Dakota Association of Builders is coming to an end. It has been a rewarding experience for me to serve our association for the past year as your President. As I look back over the past, there have been many ups, downs and challenges our association has had to overcome. This past year has been rewarding for me as the association continues to grow and support all ND home builders and those that support our industry.

I would like to thank the 2023 NDAB Executive Committee for helping guide the association through an Executive Officer change and the entire board for placing your confidence and trust in me to lead our association over the past year. I would also like to thank all members and other HBA’S for stepping up and helping the association pull off all the events we hosted this year.

With an election year approaching in 2024 I would like to thank all members for past PAC donations and urge you to continue with your donations and recruiting new donors to PAC. Without your BUILD-PAC and NDAB-PAC dollars we lose our voice in our Local, State and Federal elections.

Remember to always be recruiting. We have strength in numbers. Membership applications are available for each local association and staff are always on standby to follow-up on referrals.

2023 NDAB RECAP

The holidays are right around the corner, which is a great time to reflect on our member accomplishments in the past year. NDAB had a lot of changes in 2023, and we look forward to 2024 with what we can achieve in the new year!

NDAB had a busy November with our fall events in Fargo. On Day One we met with Home Builders Institute (HBI) President & CEO, Ed Brady, to discuss the importance of importance of implementing the HBI curriculum into our schools to help with workforce development. Ed joined us at our BUILD-PAC event that night where we hosted a Bourbon Tasting, “Politics of Whiskey” class at Elevate Meetings & Events, with a social afterwards where Mayor Kory Peterson (Horace) and Commissioner Dave Piepkorn joined us. NAHB’s Federal Legislative Director, Heather Voorman, also flew into Fargo for the week. We were happy to host Ed and Heather from Washington, D.C.!

Day Two began with committee meetings and ended with our Annual Banquet at the Radisson Blu. Thank you to special guests, Mayor Tim Mahoney and other State Senators and Representatives for stopping by our social! We began our program by thanking our top 2023 PAC Contributors and Lifetime SPIKES. Our 2023 Award winners were announced which included Builder of the Year (Vicki & Scott Moran, Hallmark Homes, BMHBA), Associate of the Year (Mike Salwey, Lumber Mart, FORX), BEAM (Jim Sandbeck, Triple J Construction, FORX), and the Member Recruitment Award (Forx Builders Association, EO Dylan Young). Congrats to our winners!

We were lucky to have former NDAB President from 1997, Bob Kochmann (Kochmann Brothers Homes), do the installation of our 2024 Board of Directors and our 2024 President, Tom Spaeth (Accent Contracting). The end of the evening concluded with a DJ and dance where a great time was had by all. The events came to an end with our fall board meeting on Day Three. We thank everyone for making the trip to Fargo!

I would like to thank our outgoing NDAB board members from 2023, Jamie Schmidt (BMHBA), Mike Jangula, Andy Muckle, & Chuck Olsen (DABA), Brandon Cobb (FORX), Kim Hochhalter (HBA of FM), Travis Mowbray (MAB), and Mike Dolbec (WABA). Thank you for your time spent away from your business and family to support the association.

Don’t forget to register for the International Builders’ Show! The show will take place in Las Vegas on February 27-29, 2024. Take advantage of early registration by January 5th. Go to www.buildersshow.com to register.

SPIKE APPRECIATION MONTH

The holiday season is officially here! As the construction season has slowed down, use this “extra” time to spend time with family and friends. November is Spike Appreciation Month and many of you may not know what the SPIKE club is. This is NAHB’s most valuable tool for recruitment and retention. Plus, Spikes can take advantage of a variety of benefits that come because of your efforts. Each year, Spikes who have recruited at least one new builder and/or associate member receive two tickets to the Closing Spike Concert (COLE SWINDELL) at IBS. In addition, Spikes who have recruited at least five new builder and/or associate members receive an invite to the VIP section at the concert where you can enjoy complimentary food and drinks. Please visit with me if you’re unsure of your Spike status or how to “join” the club!

I was happy to attend the BMHBA Fall Mixer & Board Elections on October 17th. It was great to see a full room of the membership there to support the incoming board nominees and award winners. Special Guest, NAHB’s First Vice Chairman of the Board Carl Harris, was in attendance and discussed updates on NAHB and spoke on the importance of your membership! CONGRATS to the 2023 BMHBA Award Winners and the new directors appointed to the 2024 BMHBA Board of Directors!

The first annual Area 10 Leadership Conference was a great success! Various Executive Officers, staff, and emerging leaders across ND, SD, MN, WI, and IA met up in Minneapolis for a two-day training in October. This conference was uniquely designed to offer sessions that support the professional development of both member leaders and HBA staff. NAHB leadership in attendance included NAHB President & CEO, Jim Tobin, NAHB Chairman of the Board, Alicia Huey, and NAHB 1st Vice Chairman of the Board, Carl Harris. We encourage all emerging leaders throughout our state to join us in 2024!

NDAB’s fall events are almost here! You should have received a formal invitation in the mail and by email. If you haven’t registered for our events, please do so at www.ndbuild.com/events. The BUILD-PAC event will be held the night of November 15th with a Bourbon Tasting, “Politics of Whiskey” class, then a social after. Committee meetings will take place November 16th and the day will conclude with our Annual Banquet & Social. After the conclusion of the program, we will have a DJ & Dance where we will celebrate a great year with the HBA! The NDAB Fall Board Meeting will be held on November 17th. We encourage all members to make the trip to Fargo as we induct our 2024 Board of Directors and announce our 2023 Award Winners.

Please reach out to me with any questions about NDAB or your membership! brittney@ndbuild.com or 701-240-3540.

CAREERS IN CONSTRUCTION MONTH

Happy fall everyone – the busy construction season is starting to wind down! October is Careers in Construction Month. This is the time for HBA’s and members to help raise awareness of the well-paying jobs that are available in homebuilding and related trade professions. Governor Burgum has officially declared October as Careers in Construction Month in North Dakota. According to NAHB, nearly 2.2 million new construction workers will be needed to keep up with the housing demand over the next three years. Workforce development is vital to help shape the next generation of builders!

Various board members and staff attended NAHB’s Fall Leadership Meetings in Palm Springs last month. The weather was wonderful and it’s always fun to reunite with other leaders across the country. The NAHB Leadership Council, which is led by Chairman Alicia Huey, held their meeting on September 21st. This council is made up of Builder and Associate members who have been nominated by their local and state associations to act as the voice of the home building industry as the association discusses industry issues and the policies required to address these issues and elects the leadership of the association.

The Area 10 Leadership Conference is almost here! Attendees will include Executive Officers, staff, and emerging leaders across North Dakota, South Dakota, Minnesota, Wisconsin, and Iowa. This training is uniquely designed to offer sessions that support the professional development of both member leaders and HBA staff. The conference will be held in Minneapolis on October 12-13.

NDAB’s fall events are just around the corner! Be on the lookout soon for formal invites in your mailbox and through your email. The BUILD-PAC fundraising event will be held the night of November 15th at Elevate Meetings & Events in Fargo. There will be a Bourbon Tasting, “Politics of Whiskey” class with limited availability, then a social afterwards. Committee meetings will take place November 16th and the day will conclude with our Annual Banquet & Social. The Fall Board Meeting will convene on November 17th. The meetings and Annual Banquet will be at the Radisson Blu. We encourage all members to make the trip to Fargo as we induct our 2024 Board of Directors and announce our 2023 award winners!

Q3'23 NDAB PRESIDENT QUARTERLY UPDATE

This past quarter has brought frustrations (high interest rates, etc.) for the home building industry but builders along with their subcontractors are resilient and we will get through this like we have in the past.

In July, we headed west to Williston for our Summer Social and Board meeting. NDAB 2nd Vice President, Bob Horab, hosted us all at his wonderful establishment, McCody Concrete. He gave everyone tours of the space and it’s always interesting to see how our peers have built up their businesses. NAHB First Vice Chairman, Carl Harris, attended as well along with his wife Lori. Having representation from national helps our members understand the importance of their 3-in-1 membership.

A big staff change took place this summer as Kayla Pulvermacher put in her resignation with NDAB as the CEO. She put in many hours at the State Capitol this past legislative session and worked tirelessly to make sure NDAB was fighting for all housing related bills on your behalf. We wish her luck in her new career. We offered the vacated CEO position to Brittney Roehrich who was the former NDAB Director of Operations and Member Services. She graciously accepted and has been busy with this transition period along with attending NAHB events.

Be on the lookout in your inbox to register for our upcoming events soon. The NDAB Annual Banquet will take place in Fargo on November 16. We will announce our 2023 Award Winners and induct the 2024 Board of Directors along with our 2024 President, Tom Spaeth. We will also be hosting a BUILD-PAC fundraiser at Elevate in Fargo on November 15th. The Fall NDAB Board Meeting will be held on November 17.

I look forward to leading this association in the final quarter of this year.

NDAB WELCOMES NEW CEO

Hello NDAB Members!

I’m Brittney Roehrich, the new Chief Executive Officer for the North Dakota Association of Builders. I was previously the Director of Operations & Member Services with NDAB, and I also worked at the Bismarck-Mandan Home Builders Association as the Membership Director for two years prior. I’m excited to continue on this journey with all of you!

On July 26th and 27th, NDAB hosted directors and members from across the state at our annual Summer Social and Board Meeting. NAHB’s 1st Vice Chairman of the Board, Carl Harris, was in attendance and spoke to the membership about NAHB’s extensive work they do for the membership. He also spoke at our board meeting and discussed economic updates, workforce development and much more.

The ND Department of Career and Technical Education Department hosted their annual Professional Development Conference at the Bismarck Event Center August 7-9. NDAB had a booth in their exhibit hall, and I was able to talk to multiple counselors and instructors about NAHB Student Chapters, the Home Builders Institute, and how NDAB can assist with workforce development. President Jeff Sattler spoke on behalf of NDAB at the Industry Panel Event where he was able to answer questions from the moderator and the educators in the session.

Various Executive Officers and Staff across the state attended NAHB’s Association Management Conference in Cincinnati, August 22-24th. We all had a great time learning from our peers from across the country and connecting with one another to gain insight on supporting our membership throughout ND.

There are many upcoming events to add to your calendar! NAHB’s Fall Leadership Meetings are coming up quickly. These meetings bring together the Leadership Council, Board of Directors, committee/council members, and executive officers to make decisions and provide guidance on advocacy, membership and the future of the association. This year’s meetings will be taking place Sept. 19-21 in Palm Springs, CA.

The Area 10 Leadership Conference will be held on October 12-13 in Minneapolis, MN. This training is uniquely designed to offer sessions that support the professional development of both member leaders and HBA staff. Registration is open to all members including those who are interested in becoming directors in the future!

NDAB’s fall events will be held in Fargo November 15-17. Our BUILD-PAC event will be held the night of November 15th, various meetings will take place November 16th with our Annual Banquet & Social that night, and finally our Fall Board meeting will be on November 17th. The meetings and Annual Banquet will be at the Radisson Blu. The details and location of the BUILD-PAC event are currently being finalized. We encourage all members to make the trip to Fargo as this is when we install our board of directors for 2024 along with announcing our 2023 award winners.

Don’t ever hesitate to reach out to me with any questions about NDAB or your membership! brittney@ndbuild.com or 701-240-3540.

NDAB STAFF UPDATE

In June, I informed the North Dakota Association of Builders that I am resigning from my position of Chief Executive Officer. My last day will be July 24.

Soon after, I’ll be transitioning from NDAB to a position as Executive Director of the ND Grain Growers. Agriculture is a personal passion for me and I’m looking forward to being a leading voice for it.

Leaving here was possibly one of the hardest decisions I’ve had to make. NAHB, combined with all the local and state federations, is a powerhouse. I’ve been so impressed with these associations.

My pledge to all of you is to work hard this last month to leave this place in a great position for the next CEO. Which is also my pledge to Brittney. We’re so lucky to have her!

Thank you for the opportunities for professional development and personal growth that the organization has provided me. I have enjoyed working for NDAB and appreciate the support given to me during my time here. I hope I can still count all of you as friends, and please, don’t be strangers. Find me on Facebook and Linkedin.

Q2'23 NDAB PRESIDENT QUARTERLY UPDATE

In June, I had the opportunity to represent NDAB at the NAHB Spring Leadership Meeting and Legislative Conference in Washington, D.C. for the first time. If you ever have the chance to attend these meetings, I highly encourage it.

Getting the chance to sit down with our state delegation is a priceless benefit of your NDAB membership. Our attendees got to speak one on one with Senators Hoeven and Cramer and Congressman Armstrong. We briefed them on the issues that are currently affecting our industry in North Dakota and throughout the United States. They all took the time to thank us for our support and for what we do for homebuilders.

As a part of the Spring Leadership Meeting, we were able to listen to the new NAHB CEO, Jim Tobin, and hear his vision for the future of the national organization. Our new NAHB Chief Lobbyist, Lake Coulson, also briefed us on the current politics in Washington. Finally, our North Dakota delegates took part in the meeting and represented our state well. All that attended spoke highly of their experience and hoped to attend again.

Without a doubt, NAHB will continue to be a force for our industry.

This trip helped to tie together the importance of having a local, state, and national presence for our organization. While all politics start locally, having a part of each level of government ensures that we get a say in how our businesses can continue to have an integral part in the economy of North Dakota. I hope to see you take part in the future.

NEW HOMES MONTH

New research shows the percentage of homes with 4+ bedrooms rose slightly to 48% in 2022, up from 43% in 2019, due in part to the flexibility bedrooms can provide homeowners. The findings are based on an analysis by the National Association of Home Builders (NAHB) of U.S. Census Bureau data that track the characteristics of new single-family homes.

Builders are responding to home buyers who want their new homes to provide plenty of space and support their day-to-day activities and overall well-being. New homes have flexible spaces that are inviting for individuals and families, especially following the height of the pandemic. New home buyers can choose the finishes, fixtures, flooring, paint colors, and more that suit their preferences and are often more durable without the hassle or cost of changing the previous owner’s tastes.

According to a recent survey by the National Association of Home Builders (NAHB), home features that resonate with first-time and repeat buyers include laundry rooms, patios and walk-in pantries. In addition, builders saw a large jump in demand for exterior amenities, such as patios, decks and porches, in 2022, along with increased demand for home offices — which appeared on the list of buyers’ most-wanted features for the first time this year.

New homes benefit not only the homeowner but also the community. The estimated one-year impacts of building 100 single-family homes in a typical local area include: $28.7 million in local income, $3.6 million in taxes and other revenue for local governments, and 394 local jobs.

As we get into the hectic building season, remember how important you are to the consumer and the community. Not only do you make dreams come true, but your work supports the entire community. Thank you for what you do.

NEW NDAB BENEFIT - BUILDER BUSINESS COLLABORATIVE

Here at NDAB, we take our job of representing you, the builder and subcontractor seriously. We wanted to put together a benefits package that would help our members in a new, more efficient way. So we asked ourselves one question:

What can we do to help our members run their businesses so they can spend more time on the worksite?

Enter the Builders Business Collaborative.

The BUILDER BUSINESS COLLABORATIVE is a partnership between the North Dakota Association of Builders and Farmers Union Insurance. The collaborative offers products that help our members spend less time in the office and more time at the worksite. We know that no two members' businesses are the same, so the products you rely on to keep the operations going should be anything but cookie cutter.

We know how hard you work; day after day, creating the homeowner’s dream. The last thing you want to do is spend extra time in the office, working on paperwork. We aim to fix that!

Here's the best part—our partners at Farmers Union Insurance will sit down with you and your business to learn about the work you do and how it makes you different. From there, they will create a package that will help your business thrive.

All because you're a member of NDAB!

The majority of our members are small, locally run businesses that are spread thin and cannot afford to hire an HR specialist, an IT and cybersecurity expert, and a payroll professional. The Collaborative brings all of these business needs together under a single point of contact service so that you can get back to what you love. Plus, our working relationship with Farmers Union Insurance ensure that local agents will be on hand to work with you to assess your business’ requests.

Request a free assessment today, a benefit of being an NDAB member. Visit www.ndbuild.com to learn more about this benefit and more.

WE MAKE A DIFFERENCE

Do you feel like you can’t make a difference in state policy?

I’m here to tell you that you can.

In the last few weeks, the North Dakota Association of Builders rallied to defeat a bill. The bill, SB 2303, mandated that a one-family or two-family dwelling may not have a basement depth of more than one foot below the “ordinary high-water mark” of the underlying water table as established by a soil scientist or soil classifier. Essentially, there would be large swaths of North Dakota that would not be allowed to have a basement.

NDAB Government Affairs Committee Chairman spoke in opposition on behalf of the committee. "For an average new home, regulatory costs already account for nearly 24% of the cost of the home," Dabbert said. "It would only create an additional layer of red tape that is not based on updated technology or current practices."

After the hearing ended, the committee discussed concerns with SB 2303, citing concerns of local control and the state building code being continuously updated to address concerns. Senator Judy Lee moved a recommendation for a "do not pass," the committee unanimously agreed.

After attempts to amend the bill on the floor, it still failed 36 to 10.

This success would not have happened without our members contacting our legislators on the behalf of their industry and sharing their experiences as builders.

So much of what we do is regulated by government, so they need to hear our voice. They must hear our voice. The future of affordable homes depends on it.

2023 LEGISLATIVE SESSION BEGINS

On January 3, the North Dakota Legislative Session began with the Governor giving his State of the State speech. Since then, your membership with North Dakota Association of Builders has been hard at work, representing your interests.

Through numerous discussions with our Government Affairs Committee and eventual adoption by our Board of Directors, our NDAB members have developed policy for 2023. This policy highlights their concerns on issues that may be addressed during the upcoming legislative session. NDAB is currently tracking and working on bills that ensure that the home-building industry continues to thrive in the state; maintain access to safe, decent and affordable housing; preserve a balanced tax structure that adequately pays for essential and mandated services; and further encourage the development of workforce for the industry.

Some of those bills are:

HB 1106 and 1107 – Shapes how an appraiser that works for an Appraisal Management Company is licensed and regulated in this state.

HB 1163 – Provides for another pathway to graduation through an alternative career and tech-focused high school curriculum.

HB 1188 -- Prohibits service agreements that offer cash for long term listing agreements.

HB 1180 -- Exempts cities that provide their own electrical inspections from the state board’s jurisdiction and inspections.

HB 1199 -- Provides an appropriation/line of credit to the Department of Career and Tech Ed for the statewide area and career center initiative grant program; gives authorization to Bank of North Dakota to provide line of credit.

Currently we’re monitoring and working about 40 out of about 1,000 introduced bills. And this number is sure to grow, as the deadline for all bills is not until closer to the end of the month.

If you’d like get signed up for our weekly legislative updates, please contact me at kayla@ndbuild.com. We look forward to continuing to be your voice at the ND Legislature.
